What TPO is and where it fits

TPO (thermoplastic polyolefin) is a single-ply membrane that comes in wide rolls, usually white. Its seams are joined with hot air, which fuses the sheets into one piece rather than gluing them. It is installed one of three ways:

  • Mechanically attached with plates and screws through the insulation into the deck. Common on steel-deck warehouses.
  • Fully adhered with bonding adhesive. Smoother, quieter in wind, and common on offices and occupied buildings.
  • Induction-welded plates bonded to the underside of the sheet, a middle ground some manufacturers offer.

TPO fits well on low-slope roofs with lots of open field: big-box retail, strip centers, warehouses, medical offices and newer school additions. It is a common choice for a tear-off and for a recover over a single existing roof that is still dry.

TPO roofing cost

Typical national installed ranges (Fixr Jan 2026, ServiceTitan Feb 2026, HomeAdvisor/Angi 2025). Champaign bids vary — get local quotes.
System / itemTypical installed rangeSource
TPO single-ply$4–$14 / sq ftFixr 2026; ServiceTitan 2026 ($4–$8)
PVC single-ply$5–$16 / sq ftFixr 2026
Tear-off / removal (adder)$1–$5 / sq ftFixr 2026

The spread from $4 to $14 is wide because the membrane is a small part of the job. What usually moves a TPO bid:

  • Membrane thickness. 45, 60 and 80 mil are common. Thicker sheets cost more and leave more material to weather away.
  • Insulation. On a tear-off, the Illinois energy code often requires an insulation upgrade, and tapered insulation for drainage adds more.
  • Attachment. Fully adhered usually costs more than mechanically attached.
  • Tear-off. Add the removal range above if old layers come off.
  • Details. Parapets, curbs, skylights, pipe penetrations and edge metal are labor-heavy.
  • Warranty. Longer manufacturer warranties usually require specific components and an inspection, which affects price.

Typical TPO lifespan is 20–30 years (Fixr 2026). For a full breakdown, see TPO roofing cost explained or run numbers in the cost calculator.

How contractors install a TPO roof

  1. Prepare the deck

Tear-off or prepare the existing roof for recover, repair damaged deck and confirm the substrate is dry.

  2. Insulate

Lay insulation and tapered crickets toward drains, then a cover board where specified.

  3. Lay and attach

Roll out the sheets and fasten or adhere them per the manufacturer's wind-uplift pattern, with tighter fastening at corners and perimeters.

  4. Weld seams

Hot-air weld every lap, then probe-test the seams. Ask whether test cuts are taken daily.

  5. Flash details

Wrap curbs, walls and penetrations, and install edge metal and drains. Most leaks on new single-ply roofs start at details, not field seams.

TPO vs PVC: which single-ply fits your building

PVC looks almost identical to TPO from the ground: white, heat-welded, single-ply. The differences matter for certain buildings.

If your building has a kitchen hood, fryer exhaust or process exhaust on the roof, ask bidders whether PVC, or a PVC walkway and protection zone near the exhaust, makes sense. If it is a dry-goods warehouse with a big open field, TPO usually wins on price. Some owners also compare single-ply with black rubber; see EPDM roofing and EPDM vs TPO.

TPO in Champaign's climate

White TPO reflects summer sun, which can cut cooling load on single-story buildings. In winter, Central Illinois freeze-thaw (roughly 126 days a year at or below freezing at the Champaign station, per state climatologist normals) is less of a problem for welded seams than for glued laps, but cold makes TPO stiff, so detail work goes slower and welders need careful setup. Fully adhered systems need adhesives rated for the temperature on install day.

Hail is the bigger local risk. Urbana averages about 2.2 hail days a year. New TPO with a good cover board resists most hail, but older, weathered TPO can fracture, and the damage is often invisible from the ground. After a hail storm, read the storm and hail damage page.

When TPO is not the best choice

  • Heavy grease or chemical exhaust on the roof: consider PVC.
  • A roof with lots of foot traffic and equipment: plan walkway pads or a thicker membrane.
  • A tight budget on a sound but aging roof with dry insulation: a coating may defer replacement.
  • Steep or architectural roofs: metal or other systems may suit better.

Questions to ask TPO bidders

  • What membrane thickness and which manufacturer?
  • Mechanically attached, induction-welded or fully adhered, and why?
  • What insulation R-value and taper does this include?
  • How do you test seams, and will you share the results?
  • What warranty: manufacturer NDL, material-only or workmanship?

TPO and PVC roofing FAQ

How much does a TPO roof cost per square foot?

Typical national installed ranges run about $4 to $14 per square foot (Fixr 2026), with ServiceTitan citing $4 to $8. Tear-off, insulation upgrades, membrane thickness, attachment method and flashing details drive where a project lands. Champaign bids vary, so compare several local quotes.

How long does a TPO roof last in Illinois?

National guides give TPO a typical lifespan of 20 to 30 years. Real life depends on membrane thickness, installation quality, drainage, foot traffic and hail exposure. Regular inspections, especially after storms, and quick repairs to punctures and flashing help a TPO roof reach the upper end of that range.

Is PVC better than TPO?

Not universally. PVC generally handles grease and many chemicals better and is easier to detail, which suits restaurants and buildings with process exhaust. TPO usually costs less and works well on warehouses, retail and offices. Ask bidders to explain their recommendation for your specific rooftop.

Can TPO go over an existing roof?

Often, if the building has only one existing roof covering and that roof and its insulation are dry. Code does not allow a recover over two or more existing coverings or over a water-soaked base. A contractor confirms with core cuts and, where needed, a moisture survey.

Can TPO be repaired, or does it need replacing when damaged?

Clean TPO can be repaired with heat-welded patches. Weathered TPO sometimes won't weld well without thorough cleaning and preparation, so older roofs may need a different repair method. Ask the contractor whether the repair keeps any manufacturer warranty intact.
